Hyatt Phuket and Samui Pipeline Update

I was in Singapore last week and spoke to Hyatt Area Vice President Willi Martin on the status of their projects in Phuket and Samui. In Samui the Park Hyatt on Thong Krut Bay which is 90 luxury villas and 24 residences remains in development and the process is continuing though some delays have been encountered.

Here in Phuket the much speculated Park Hyatt project at Emerald Bay in South Patong has been shelved by the owners and currently there are no plans at the moment. For the Hyatt Regency Phuket Resort and Spa in Nai Yang which had reached substantial works with its 151 rooms is continued to be on hold at the moment and no opening date has been set.

Certainly a Hyatt in Phuket will be coming on line at some point though certainly the existing hotel pipeline is seeing an impact from the political uncertainty and economic crises which is now seeing delays hit many luxury branded hotel projects here as well as throughout the region.

Dear Bill, we are going to stay in Koh Samui in August. Do you know more about the opening?

Bill Barnett responds: The Park Hyatt is still in development, lots of good accomodation choices in Koh Samui suggest doing some research in a site such as www.tripadvisor.com and finding something that meets your needs and budget.

Bill Barnett responds: Hi from all accounts the project is stopped, there has not been construction now for over 18 months and no activity on site. We have it classified as on hold and understand the developer is seeking new investment to fund completion, hope that helps

Only money is your interest. But what about the beauty of the site that has been completely wasted by this property. I went to this beach 2 years ago (the building was already on hold) and the Hyatt building was awfully high and huge compared to the nature around. Shame on you. Hope it will never open ! Sorry for you, nature wasters.

Dear Bill
Thank you so much for your response. I have trawled through the Acts to which you refer but am unable to establish what I need to know. Does a hotel have to be completely built in order for Leases for units purchased to be registered or are they able to be registered even though the building is not complete. Are you able to help.

We are investors in the Hyatt Regency Hotel in Nai Yang Beach Phuket having purchased two suites. Can you tell us what is happening as the developer is not responding to us and the leases have not been registered yet.
Are you able to throw any light on this situation.

Bill Barnett responds: We know from our site visits the project has been stalled now sustained period. The developer of the project has a hotel in Samui and has reportedly been seeking loans or equity proposals in the market to finish the project. With property investments of this type Id strongly suggest obtaining legal advise to appraise you comprehensively of your rights under the investment. There is suitable legislation on the consumer protection act, condominium juristic act and land development act, so believe its best to understand the situation fully using qualified advise.
