The 49 luxury pool villa hotel Paresa on the Kamala headland has targeted individual management and rentals though a new offering for resort-styled residences on the vaunted Millionaire's Mile.
Branded as 'Exclusive Villas by Paresa' the management arm of the property is providing upscale hotel services and rental options, along with access to facilities to nearby villa owners.
In what is arguably the highest concentration of multi-million dollar properties on the island, the headland plays home to such estates as Cape Sol, Jomchang, Waterfall Bay, Ayara Kamala, Laem Son and Andara.
According to General Manager Scot Toon Villa Amanzi at Cape Sol has already confirmed management.
A number of villa rental booking sites and real estate brokers have been targeting this growing market.
Recently more hotel management operators such as Outrigger, LaTour, InVision and now Paresa are viewing the opportunities of blending these properties into their systems as they have far reaching distributions sales and marketing channels and cannot ignore the synergies of scale.
For property owners though one possible downside is as the hotel and nontraditional accommodation markets converge there will be more pricing rate parity. This is the natural consequence of the development cycle and while rates could decrease in the current market, there is the opportunity for quality operators be they estate agents, booking systems or hotel operators to provide greater volume.
