Reading an industry report on Seattle and the current LEED Evolution by HVS's Kaoru Chikushi there were 5 key areas of cost savings for hotels that were pinpointed in actually quantifying the financial benefits of going green. These were:
1. Energy Savings
One of the top two largest expense items for a hotel this represents the veritable big ticket item though energy efficient air conditioning and other power plant components.
2. Marketing Reach
Major global distribution systems are creating distinctive categories, along with on line dedicated marketing sites, which are becoming increasingly popular with travelers. An added benefit is the free marketing residual value.
3. Higher Asset Value
News market studies are finding a trend that properties having high green elements transact at a significantly higher value then those without.
4. Less Employee Sick Days
This is the other top two expense item for a hotel and reducing sick days and maintaining a healthy productive environment lowers costs from sick days and medical expense.
5. Incentives
A continued trend in Government tax and building incentives is continuing to flood into the sector.
All of this clearly shows how saving the environment can now also equate to better bottom lines for hotel operators and developers.
